A booking fee, then a quiet week
Sellers in Narathiwat often ask for a booking sum to stop showing a house. The sum is concrete. It is rarely the whole of the cash a transfer will ask for, and it says nothing about the truck installment that already leaves the account on the fifth of the month.
The practice writes those pieces on one note while the household can still change its mind. Property choice stays with you. The note is the money picture you can hold up against a price.

Two meetings across three to five weeks. You bring wage slips, statements, and any loan booklets. We return a written note: a deposit figure that includes more than a booking fee, a monthly housing amount that has to live beside the payments you already make, and a short list of transfer costs to confirm at the land office in the year you transfer.
The fee starts at 12,500 baht for one or two adults. It is agreed in writing before the first meeting. Banks, and the Islamic Bank of Thailand if that is where you take the note, still make their own decision about any loan.

The booking receipt stayed in the folder
A couple brought a receipt for a house near their parents and asked whether Sunday was soon enough to add the rest of the deposit. The tally showed the transfer bundle still unfunded. They left the receipt in the folder and told the seller they would answer the following month. The second meeting is what they booked next, as a full readiness review, once the wage slips were in order.
