Parents often fund the deposit while adult children pay the installment, or spouses disagree about whose name should be on the chanote. This sitting is the conversation held while everyone is in the same room, before a lawyer is asked to draft and before a bank is asked to interview one of you alone.

What you leave with
A page in your words: who contributes the deposit, who pays each month, who will live in the house, and the names you intend to discuss with your lawyer. It is a record of the household's decision, not a title document.

How it unfolds

Agree who must be present
If a parent is contributing cash, that parent should be in the room or on the telephone for the whole sitting. A decision about their money made in their absence is not recorded as theirs.

Walk the three questions
Who pays the deposit. Who pays the monthly amount if one wage stops. Who is expected to live in the house in five years, including someone who may move to Hat Yai for work.

Leave with the page or with the open list
Some families finish. Some leave with two options still alive. Both outcomes are written down so the next conversation starts from the page, not from memory.

Fee and limits
6,400 baht for the sitting, paid by bank transfer beforehand. A later readiness review is a separate fee.
The fee covers one sitting of the group named when you book. If a necessary person cannot attend, we reschedule rather than record a decision they did not hear.
