The readiness review is for a household that is looking at houses or land in Narathiwat, Yala, or Pattani and wants the money picture written down before a sale agreement. You leave with a note you can read at the kitchen table and take, if you wish, to a bank or to the Islamic Bank of Thailand.

Who it is for

First-time buyers, households moving from a rented room into a house, and families replacing one home with another. It fits a couple, a single buyer, or a household where parents will help with the deposit.

What you leave with

A written readiness note in Thai or English: a deposit figure that includes more than the booking fee, a monthly amount the household can sustain beside the installments it already pays, and a short list of transfer costs to confirm at the land office in the year you actually transfer.

  • A reply within two working days with the list of papers to bring
  • A first meeting of about two hours
  • A review of wages, savings, and the installments already leaving the account
  • A written readiness note, usually within ten days of the first meeting
  • A second meeting of about one hour to walk through the note
  • One correction if a figure in the note was misread from your papers

How it unfolds

  1. 01

    You write to the office

    Tell us the district you are looking in, whether this is a first house, and who will be in the meetings. We answer within two working days with a short list of papers and a proposed week.

  2. 02

    You gather the papers

    Most households bring six months of wage slips or shop takings, recent bank statements, and the booklets for any car, motorcycle, or store credit. A price range is enough. You do not need a chosen house yet.

  3. 03

    The first meeting

    About two hours in the Rueso room, or by telephone if the road is difficult. We put income, savings, and existing installments on one page and talk through the cash a transfer usually requires on top of a booking fee.

  4. 04

    The written note

    Within about ten days you receive the readiness note. It separates money already promised to a seller from money that still has to sit in the account on transfer day, and it names a monthly housing figure beside the installments you already pay.

  5. 05

    The second meeting

    About one hour. We read the note together and you decide whether to keep viewing, wait, or change the price range. If a number was copied wrong, we correct it once.

What to bring

  • Identification for each adult whose income or debts will be in the note
  • Six months of income evidence
  • Statements that show repeating payments
  • Loan booklets and the latest card balances
  • Any booking receipt if you have already paid one
  • The deed type the seller mentioned, if you already know it (chanote or otherwise)

Fee and limits

12,500 baht covers a household of one or two adults. Each additional adult whose income or debts are included adds 2,500 baht. The fee is quoted before you pay and is settled by bank transfer.

We accept a limited number of readiness reviews each month so the note is written while the figures are still fresh. Anything you choose not to show us cannot appear in the note. The fee is agreed in writing before the first meeting.
